TIPS FOR BUYERS

While many think that buying a home is a relatively straightforward process, it can actually become confusing and it can also present pitfalls and situations that need to be avoided. If you are looking at purchasing a home soon, here are  few tips that can make that process go smoothly.

Get your finances in order

Do a credit check and obtain a current credit report to get a full and accurate picture of your financial status. Fix any problems or errors that may appear. Next, contact a trustworthy lender and get a loan pre-approval that will place in a more satisfactory position when you are ready to make an offer.

Hire a professional

While you can look at all sorts of listings of properties for sale on the Internet, there are many aspects to the process that will require more skill than just “surfing the ‘net”. Having a professional real estate agent on your side will give you access to many tools and a level of knowledge that will make your home buying experience the very best it van be.

Do your homework

You should do a bit of research about the market. Is it a buyers’ or a sellers’ market? What are the sales trends in the neighborhood or area you wish to purchase a home in. This market information can be helpful when making a strong offer.

Find a home within your budget

The general rule of thumb is approximately two-and-a-half times your annual salary. You can also find calculators online that can help you obtain a picture of how your income, debt level, and expense will affect how much home you can afford. And don’t forget there are other expenses such as property taxes, utilities and such above and beyond just the mortgage.

Think long term.

You are most likely staying in your new home for at least a few years. That's why you should choose a neighborhood with schools and a lifestyle that suits you and your family. This, whether you have children or not, will impact the home's resale value. And you should hire an inspector prior to purchase to ensure you won't face unknown, costly repairs.

“I own a home thanks to Kevin Spalding! We met over coffee, and I was a scared, first-time home buyer. We talked every week, Thursday was new listing day, it’s a big day. We spent most of our summer touring homes and talking weekly. Kevin is diligent, knowledgeable and thoughtful. Thanks to Kevin, we were able to celebrate MY new home on August 30, 2018. It means everything to me! Thanks Kevin .”
